Tenant Fees Contracts signed pre 1st June 2019

If a contract is signed before 1st June 2019 then Sheldon Bishop only charge ONE FEE for tenants. This is one week of the advertised rent inclusive of VAT.

Should a tenant wish to break a tenancy and replace themselves with another tenant a contract change fee is chargeable. The fee is charged per tenant (£175.00 + VAT) Should the tenants require an additional inventory to be carried out as a result of a tenant/tenancy change a fee is chargeable (£175.00 + VAT ) If you are a tenant wishing to add yourself to an existing tenancy administered by Sheldon Bishop the agency will be required to carry out referencing and back ground checks per tenant at  £175.00 + VAT

Should you renew a tenancy that is signed before June 1st a fee is applicable of £50.00 inclusive of VAT per tenant

Sheldon Bishop has client money protection with CLIENT MONEY PROTECT.

Sheldon Bishop has professional indemnity and employer’s liability insurance in place.

Tenant Fees   Contracts signed post 1st June 2019

Before the tenancy starts, payable to Sheldon Bishop: To reserve a property and forward an offer to the landlord, a  holding deposit of  One  week’s rent.  Upon signing a contract Bond/ Deposit: (5) weeks’ rent.  One month’s rent in advance           

During the  tenancy payable to Sheldon Bishop:  Contract change a payment of £50.00 including VAT if a tenant wants to change the tenancy agreement. Changes will only be permitted if agreed by all parties (landlord agent and tenants) Late rent Payment of interest for the late payment of rent at a rate of 3% above base rate  Key loss  Payment of (£6 Standard Yale key £10 Chubb key £50 Fob key or specialist security key) for the reasonably incurred costs for the loss of keys/security devices  Early termination of contract Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy. The costs incurred with early termination are covered by the reletting process and they are as follows; commission set at 10% of the rent + VAT for each month of early termination, with a minimum charge of  £500 + VAT  for any early termination During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water Communications telephone and broadband Installation of cable/satellite   Subscription to cable/satellite supplier Television license Council Tax Other permitted payments   Any other permitted payments, not included above, under the relevant legislation including contractual damages. Sheldon Bishop is a member of client money protect, which is a client money protection scheme, and a member of  the property redress scheme, which is a redress scheme.
